Job description: A. Purpose of Job / Job Summary:
Responsible for the business development activities of the Company including planning, networking, sourcing of land and projects, investigation, developing business proposals and models, land survey and market studies, feasibility studies, outlook and prospect building and project related activities such as project planning, coordination with internal/external parties and liaising with Authorities to obtain approvals. B. Key Responsibilities / Duties: 1. Enhance relationship with existing contacts base of land agents, owners, Government Authorities, potential investors and strategic partners and to develop a good networking and capture new business opportunities to develop business and investment projects on existing land parcels and to expand the land bank and projects acquisition. 2. Work closely with various parties within the Company Group to assist in developing an on-going Business Plan with an effective Sales and Marketing strategy for Business Development on existing Land parcels and Land/Project Acquisition in accordance to the Management directives/objectives. 3. Sourcing and Identification of land/project. 4. Preliminary Business Concept Development/ Analysis and Feasibility Studies. 5. Assisting in/Preparation of project brief, market research report, presentation, recommendations and business proposals to the Management for decision making and external parties such as potential investors and strategic partners. 6. Coordination with HQ to provide information, participating in analysis and feasibility studies. 7. Assisting in the Due Diligence process of projects for land and project acquisition. 8. Assisting GM, BDU in coordinating with various parties in preparation of business agreements and proposals. 9. Proper filing system of studied business developments, projects; market research reports and/or related job assignments. 10. General market research reports received by Incumbent (including soft copy and hard copy) will be handed to Office Administrator for filing in company library. 11. Project related works including project coordination work: internal coordination with various departments of the Company and external coordination with clients, consultants, external parties and government authorities. 12. Liaising with Authorities (such as Department of Land, Construction etc.) to obtain approvals. 13. Any other assignments given by GM, BDU as required from time to time. C. Functional Relationships - Internal: GM, BDU as well as GLVN staff - External: Investors, Strategic partners, Consultants, Estate Agents, Lawyers, Government Departments, Contractors and External parties. D. Reporting Protocol: 1. Employee leaving the office for business networking, market studies or for other new projects; must inform and update GM, BDU the purpose of each visit for all works outside and write on the notice board and thereafter to update and provide feedback on the findings and results in report. 2. Any communication given or conveyed to employee (directed by related parties in HQ or external parties) must be conveyed accordingly to GM,BDU; any correspondence emails sent/received by staff to/from HQ/external parties must be copied to GM, BDU; and providing any feedback on any related issues thereafter. 3. Employee must report to GM BDU if given an assignment from HQ or other related Gamuda Companies. 4. Employee must exercise and respect for accountability and responsibility at their end in supporting Management to focus on new key projects and activities for potential assessment and therefore adherence to reporting protocol is essential to implement. Job requirements: I. Person Specifications:
- Qualifications: Degree/Diploma in Business/Investment Planning, Building related qualifications such as Building Science, Property, Real Estate, Engineering, Architecture or Quantity Surveying. - Experience: Min 3 years in related to Property/Real Estate Investment with exposure to Feasibility Studies and Real Estate Market Studies. Some experience with projected related works preferred. - Specific skills / abilities:Having the networking base with potential investors and strategic partners and contacts with Government Authorities. - Personal qualities: Integrity and social skills.
